For example cleaning curtains after a tenancy is time consuming, and difficult to quantify when charging from a tenancy deposit. A blind is cheaper to buy, cheaper to install, a bolt on and off product, and if damaged  due to the lower value of purchase and installation it is easier to just replace a blind and make an appropriate charge to the tenancy deposit. Find An Inventory Service Near You

Inventory ServiceLandlord Direct has and continues to build a nationwide network of experienced inventory, inspection & viewing personnel able to assist landlords at a local level. This service brings a very credible and well trained agent response for landlords who perhaps live abroad or some way from their rented property.

It is important for landlords to consider taking a professional inventory for their property prior to letting to a new tenant. Typically such an inventory may cost around £65 plus vat, and this can often prove money well spent. In the event that a dispute may arise with an outgoing tenant a professionally prepared inventory by a third party agent greatly strengthens the landlords position, this is especially true as such disputes are now handled by law through the Tenant Deposit Scheme.

For landlords lucky enough to secure a company let in London or our larger cities, a professional inventory will be expected and a prerequisite of the company tenant, certainly higher standard property should always be properly covered when you think of the investment made not just in the bricks and mortar but the cost of furniture, fixtures and fittings in such properties.

For the more hands on landlords, it can be worth getting an inventory made initially as a one off job, letting the inventory professional do the hardest task for them called the initial 'make' and then keeping this initial inventory which can then just be updated or slightly changed by the landlord for years to come. This is a popular option, although I might get told off by our inventory people for mentioning it !
