Step 3: Valuation
Landlord Direct can provide you with a valuation of your property based on selling prices for your area documented on the Land Registry and Rightmove data bases.
Step 4: Test The Market
Landlord Direct compile your adverts to be placed on Findaproperty.com and other internet portals. We compile property details to be sent out to our mailing list and prospective purchasers.
Step 5: Newspaper Advertising ?
It is a fact that around 80% of purchasers find the property they want through the large property portals such as Findaproperty which are now household names. Newspaper advertising is expensive, and not usually necessary for investment sales. The internet portals bring excellent results and most buyers hunt for investments via the internet.
Step 6: H.I.P.S.
It is now law that all * U.K. properties offered for sale must obtain a H.I.P.S. report. Landlord Direct arrange this for you through LMS one of the largest and well recognised HIPS survey companies, £254 plus vat. *Portfolio or tenanted investment property may be exempt.
Step 7: Identity Verification
All agents / solicitors / mortgage lenders must now by law carry out an identification verification check on new clients, you may need to take a passport and other documents proving your I.D.your chosen solicitor will advise you accordingly.
Step 8: Keep You Updated
