The majority of general let properties must by law be let on Assured Shorthold Tenancy Agreements, which give tenants statutory security of tenure for a fixed period of time. The legal minimum Fixed Term being 6 months. This means that legally, tenants can not be asked to leave a rented property during the Fixed Term period stated on the individual tenancy agreement and equally a tenant can not contract out of paying the rent for the total of this Fixed Term period.

Break Clause / Short Stay

Landlord Direct, can write-in a Break Clause into an Assured Shorthold Tenancy Agreement, this Break Clause can offer the tenant by written agreement the legal opportunity to contract out of a statutory 6 Month Fixed Term. For example if the tenant requires a 3 month tenancy, then a Break Clause can be written into a tenancy agreement stating the tenant can leave 3 months from the commencement of the tenancy agreement.

Your Letting Cost Passed onto the Insurer

Landlord Direct will negotiate rent levels with Insurance Companies, then will prepare a Break Clause Tenancy Agreement and arrange for the tenancy to be signed up by the Short Stay Tenants. The full cost of this service can be passed onto the insurers, and in most cases Landlord Direct will be able to arrange for the rent collection during the tenancy.

Inventory & Deposit

The insurers will usually expect you to provide a professional inventory for the property , and be a member of one of the 3 main official Tenancy Deposit Schemes.
